Former YMCA buildings across the country are becoming popular as historic conversions into Loft Style apartments. Historic buildings that were once YMCA community buildings can be found in Chicago IL, Evansville IN, Kansas City KS, Pittsfield MA, Sioux Falls SD, and Tulsa OK, just to name a few. Each has successful conversions. The communities are pleased to retain these vintage buildings and they provide much needed housing and help revitalize the urban cores.
YMCA housing was started in the 1860s to give young men moving from rural areas safe and affordable lodging in the city. Millions of immigrants arrived compounding the need for housing. Factory work at the time created demand with workers needing to live close by.
Fast forward to the 1960’s, suburbs grew, demand in the city core declined until the modern-day reversal. These historic older buildings are now in demand for housing as downtown locations and city centers become revitalized, popular with all ages and demand has again increased.
Features at the YMCA included gyms, auditoriums, running tracks and hotel-like rooms. These historic buildings offer preservation opportunities, several include these areas as part of the renovation. Many of the buildings were constructed in the Neoclassical style resulting in high ceilings, with balanced columns, and arches. These features tended to incorporate intricately carved crown molding and detail not found in today’s new construction. Renovations often preserve these features in the conversion to new apartments. The loft style reference in most of these conversions is due to the preservation of these features and a blending of the old and new. Exposed brickwork, unusual flooring and high ceilings are common to many of the restorations. The community rooms and office areas become part of the apartment community where you can interact and enjoy the company of neighbors.
The new living spaces created within the historic buildings can be vastly different from one another. Window locations, historic preservation requirements and modern safety standards tend to dictate the design, creating unique floorplans. It is very common for some of the new apartments to be overly large while others may be smaller in scale. The result is a diverse range of floorplans, perfect for those looking for something unique.
